Perencanaan Waktu Pelaksanaan Untuk Menghindari Terjadinya Overdraft (Studi Kasus : Proyek Pembangunan Apartemen Premier Global Development Berawa)

The Premier Global Development Apartment Construction Project is a five-storey building development comprising a basement, five upper floors, and a rooftop. Implemented under a lump-sum (fixed-price) contract valued at IDR 29,579,413,200 with a total duration of 354 calendar days, the project adopts a payment scheme consisting of a 20% advance payment based on the cost estimate (RAB) followed by monthly progress payments. The project scheduling plan was developed based on the time schedule, budget estimate, contract, and working drawings, with the aid of Microsoft Project 2021 and Microsoft Excel for scheduling and cost analysis. The initial cash flow analysis indicated four instances of overdraft occurring in weeks 47, 48, 51, and 52. To address this issue, rescheduling of non-critical activities was carried out using a trial-and-error approach to achieve an optimal schedule and cash flow without overdrafts. Five strategies were applied during the process, including modifying work durations, adjusting lag times, changing predecessors, shifting start dates, and splitting tasks. After five iterations, the final schedule produced a balanced cash flow with no overdraft, maintaining the same total duration of 354 calendar days and without altering the total project cost. Following the release of retention by the project owner, the contractor achieved a total profit of IDR 2,957,941,320.
